Home Sale Commissions Could Change FOREVER!

Two big lawsuits might change how houses are sold, making it harder for services that list homes and real estate agents to make money the way they do now. These lawsuits say the current system forces sellers to pay fixed fees, even if the sale is simple, and doesn’t let them save money. If the people suing win, many online home sites like Redfin and Zillow could be affected. The outcomes might cause a huge shake-up in how homes are bought and sold. Some experts think these changes could be so big that many listing services and real estate groups might go out of business. Most folks aren’t talking about this, but it could be a big deal for the home-selling world.

A 6% commission on a 400K median property equals 24k to be divided up between listing and selling agent. That's too much. It takes me 4 years to save that much, but these people earn this much in 2 to 3 months? Give us a break!!!

This would be awesome. Sellers are being absolutely fleeced by real estate agents. The amount of money being made by agents in exchange for the amount of work being done is completely whacked. It's highway robbery.

Buyers Beware… OFTEN times Realtors won’t show buyers FSBO houses and houses not paying a high commission. There is a field in the MLS that only Realtors can see. They will lie and say the lower commission houses are not available to see, or are under contract etc. I took all the realtor classes and confirmed all the sneaky shady stuff realtors can do. Now… not all realtors do these things but MANY do. We need way more transparency between buyers and sellers while deals are happening. Such as the old… they have a higher offer… ok… show me… they often won’t. It’s crazy how many games two realtors can play to squeeze the seller and buyer. Total transparency could fix so much. I recently told my agent she will get paid 6% if she sells my house in 30 days…and a percent less each 30 days it’s not sold down to 2%.

Agree..why should I have to pay for the buyer's agent when they did zero work on my behalf. I would say a majority of the time the buyers tell their agent the home they want to see anyhow...I did when I bought in DC. If you live in an area where homes are north of 600K....6% is a ton of money! And further, whatever the commission should be on the profit...not the sale price.

Commission should go away all together and flat rates with add ons should be provided. So if you want bare bones, list house on mls only it’s a base price. Then open houses, videos, pictures of inside, aerial shots, brokers open house at will all be an add on. It’s up to the agent to sell those add ons. The commissions are out of control. Wry little work most times and they walk away with 10s of thousands of dollars in commission.

It's autumn to this non-American. In my country, the seller pays an estate agent to list and market the sale. The commission the seller pays to a traditional estate agent is between 1.5% to 3/3.5% tops, but nobody but the super rich pays the highest rate. Most fees will top out at 1.25%, but you can get a 'do it yourself' online package for as little as you want. The legal aspect of buying and selling a home are done by legal professionals.

Bought my house right from the seller/owner 24 years ago. No BS just a smooth deal.

In the UK there is no buyer representation. Realtors (or estate agents) make their money solely from the seller, which is generally between 1% and 3%.

I find it funny these realtors all use the same justification for the price fixing, “first time homeowners won’t pay the 2.5-3%”, duh that is the point. Buyer agent fees are too high and are being artificially kept there. Instead of being percentage based, service fees should be charged, such as negotiation, CMA, contract writing. Obviously no one should work for free. But it is clearly highway robbery and transaction fees are way too high for consumers. The rest of the world is the guide. Also the biggest problem is the industry blacklisting FSBO properties. It is cartel type behavior for sure.

Hello, I am located in Washington State, and back in 2015, my husband and I were basically forced to sell our home of 22 years. The realtor wanted us to sign a contract stating that if we changed realtors, he still got a commission, and we talked to him about the commission, and he told us that there was no negotiation because it was set by law. He stuck us between a rock and a hole in the ground.

Think of an industry/profession with so much at stake with the "professionals" that need no in service/or anything other than whatever their state requires. Take a 3 month 2 day a week class, pass a test and you are a professional. It's a joke.

"Statement" I am getting ready to sell a "lot" of land and received a breakdown of the fees that will be charged. My realtor is acting in the dual capacity of representing me as the seller, as well as my buyer. Although, I have no problem with her fees because they are reasonable. But, when I reviewed the fees that the title company is charging, it was ridiculous to see they are receiving half of my profit!

Hope your Mum heals up well! Coming from a real estate commissions are & have been too high, especially now with home prices nearly doubling in the past 3 years. And I why does the seller pay for almost all closing costs, including sales commissions? The buyer needs some "out of pocket" skin in the game out of the gate.
