Thanks for the video on HMO v buy to let. I have attended your crash course and loved it. Will be attending the next training in March 2019. At the moment I have been looking at what my first house will be and which area. The search has taken me to the North, where prices are low. I have a bit of savings to put down as a deposit. Looks like I will try buy to let first as you suggested. I really wanted HMO but take on board your reasons not to for now. Thanks Tricia

Hi Samuel, good content. You are right, in terms of cash flow multi let's / Hmo's give such a better ROI. I was at the crash course last week, very good.

Hi Samuel, no one in the HMO market discloses the exact cost for running a HMO, untill you get into a contract with HMO management. One example is the tenant finding fees. each time there is a vacancy, and the HMO manager finds a new tenant, the landlord is charged with 250 bucks! assume that there are 5 beds in the HMO, the tenant finding cost itself is 2, 500 bucks p.a. assuming that each tenant has a minimum of 6 months fixed tenancy.

What about Serviced accommodation if you can afford it are they better than HMOs for a first property??? Great Video
