HOW TO PRICE A HOARDER CLEANOUT : JUNK REMOVAL

Every junk removal business longs for the day they get their first BIG cleanout. The question is, are you prepared to provide your customer with an honest estimate? The relationship you have with this customer, prior to giving them a quote, will set the tone for this job. If you have worked with them before, they obviously trust you, and this estimating process will be easier. If you have no relationship with them whatsoever and they called you and 5 other companies, you will need to sell yourself much harder.

Even though these jobs can take hours and hours to complete, the walkthrough and estimate you provide can be short and sweet. Don't let the size of a job steer you away from the large profits that follow. Walkthrough this basement with me and pay attention to how I price this cleanout.

That is an excellent example of a hoarding basement. Looks like they kept about everything down there. I have done homes from floor to ceiling stuff, even walking on top of stuff. It is no easy job. And thanks for not disrespecting the person. It is a mental illness and people literally fill a emotional hole with stuff. It is very hard for some to move forward and get rid of the junk. So being professional and understanding in some situations is key. Thanks for sharing.

My current 9-5 is home restoration water, fire, mold damage. We've done a few hoarder homes and in our case there were tons of mold in them. Toxic molds at that. Be careful in some of these jobs. If you run into one like that, at the very least, wear a respirator with the proper filters, gloves and have sanitizer/disinfectant on hand. Good info on the pricing btw. I'm just starting out in junk removal.

I was thinking around 3500 add 1000 for the headache. Never done junk removal, but I'm thinking of building a second business. Just trying to figure out pricing and right now I'm thinking between $700 and $1000 a full load depending on whats being moved.
