As a little kid, Gamestop taught me that big giant companies always pay you crap money for your possessions so they can turn around and sell it for more more. Now as an adult, it's just more apparent that it happens on larger scale items too.

At least once a week, I get a text message from someone offering me cash for my house. I suppose if l could no longer pay property taxes, I might sell it. I would rather sell it to someone who actually wanted to live in it though. Wholesalers and flippers making it hard for first time buyers. My daughter was lucky enough to close on a house yesterday that the flippers were drooling over. She wants to live there with her 3 sons for a long time and the seller made it all possible. Thank you to those sellers who give first time home buyers a fair chance.

Soon average first time homebuyers that are young and just starting their career won’t be able to even buy a starter house anymore because investors with deep pockets flood the market. Am calling it!

I wish Zillow let you filter on whether or not a home is senior living. Its so annoying to find a great looking home only to dig into the extra details and find out its a senior living area...

For all my fix n flip daddies yes I totally get I didn’t explain how your profit margins work but this video isn’t about you hun.

Here’s the disclaimer: Fix and Flips have to pay additional fees like commissions, material, and labor which eats at their profit (so it’s not as easy as PURCHASE PRICE - PRICE THEY BOUGHT IT= PROFIT) If anything this proves my point more, they’re forced to raise the prices.

I'm so thankful when I sold my realtor pushed me not to take a cash offer. I was behind on my mortgage but he knew I would ge multiple offers for above asking. I'm also thankful I went with the local woman instead of the sight unseen offer from an expensive state for 5k more. I just pray now I find someone who will do the same for us when we buy.

Dude. Before covid i was paying $850 in rent for 3 bedroom house in desert hot springs california. Then 1200, then 1800 and now im on a 60 day notice looking at 2500 to 3k for same type of house. Every time my rent went up its because the landlord sold the house. I knew something was going on i had suspicions and you literally took the words off my mouth. You hit the nail on the head. In just a few years Prices here went from 150k to 450k for smaller houses and 250k to 600k+ for nicer houses. On a city with a population below 35k people whats of the years to come?. Zillow had no shame

An anomaly we just experienced. A nice lady chose us over a company that was going to pay cash over asking price. We asked for under and she did it because we’re real people. So thankful. We got a wonderful deal in an overwhelming market.

The Zestimate for my home was $17k above the appraisal, but the “Comparable” homes part of the Zestimate was spot on. Zestimates have always been inflated.

Great video Javier! I agree that the issues extend beyond Zillow, particularly with mom/pop fix and flippers and wholesalers.

You do great work. One thing tho add to your observation about wholesalers being a root of the problem is that they would not exist if not for the fed spewing almost cost free money into these wholesalers causing "INFLATION" in the markets. Anther effect they have, at least in Texas is that they inflate the tax base for government since rental homes do not qualify for HOMESTEAD property tax exemptions that residential homeowners receive. While that may be lawful and "capitalism" as you call it. Its not Free Market capitalism because they orchestrate the interest rates

Deed restrictions. Place a deed restriction on the property that it can only be sold to individuals not any type of business entity except sole proprietor.

Sorry, I never rely on Zillow, since I was looking for apartments to rent. Each time I called for an apartment, it's been renting for months and still showing in Zillow.
