Can you remind us why we should not be concerned about a 500% payout ratio. I realize that NTST is a newer reit but that still seems like a red flag.

NTST is not a DGI-stock as far as I can tell. Maybe it will be in the future. Anyways, I like ESS and enjoy your content. Keep 'em comin'! :)

Another great video! Looking forward to the Netstreit vs Realty video. Recent subscriber, so haven't really looked that far back, but have you done a video on NOBL? Morningstar gives a bunch of stars at 3/5 yrs and overall. Keep up the great content!

Great video, Mark, I also mentioned PFE and PEP recently, they are far toooo good to pass up right now considering PFE shareholders are worried about COVID related impacts but PFE is more than a vaccine seller and moreover PEP is well PEP!

Excellent presentation with the condensed analytics. As a suggestion, it might be useful to add the level of institutional ownership in these and other stocks that you cover.

Also, since the distributions from the two REITs are taxed at the investor's top marginal rate for federal purposes, it may be more tax efficient to hold the REITs in a tax advantaged 401(k) account.
