_ The extra guest fee can be a touchy subject for many hosts and guests. These tips will help you have a clear and assertive listing, making your communication with guests smoother.

🏝I had to take this opportunity to record a video on a 30 foot (10meter) wide island in the middle of the ocean!🏝

This was all very spontaneous. I bought the flight the day before and knew I was going to this island about an hour before we left. So, I'm a bit scatterbrained, but here is a summary:

【4 Extra Person Fee Tips】
𝟙 ➜ Always charge for max occupancy during high season. I do so during the low season, too, but you have more flexibility during the low season.

𝟚 ➜ Always add an extra person fee of $100 per guest for a guest over your max occupancy. For example, if you allow 4 guests in your Airbnb with no extra person fee, always add a $100 extra person fee for guests after 4.

𝟛 ➜ If you charge an extra person fee, it should be lower than the average guest fee before any additional guest charges. For example, if you have an occupancy of 4 at a nightly price of $100 and you want to charge for guests 3 and 4, then you would charge no more than $50 per night as that is how much guests 1 and 2 are paying ($100 per night split between two people). But really the extra person fee should be no more than half this original cost or $25.

𝟜 ➜ If you do charge an extra guest fee, this incentivizes some guests to lie about how many guests they will be bringing as it makes it cheaper for them to identify fewer guests.

If I have a 1 BD 1BR but has pull out sofa that sleeps 2 and also bunk beds that sleep 1 each, we advertise as a max of 6. However would you suggest to advertise at max of 4 and charge extra for the 5th and 6th guests? Thanks

I have 3 bedroom house. 1 king bed, 1 queen, 2 twins. So 6 people can sleep. Then there is 1 futon and 1 sectional . Can i charge extra if people want to sleep on it? I ll buy pillows and blankets, sheets for it but want to know if we can charge for it as regular bed.
