Ordinarily I hate painted brick, but in this case I agree it was the right choice—the only choice, really. That said, did *everything* have to be black? Even if just the doors were a different color, I think that would have made it look a little cheery

Bricks are strong to begin with, but once they’re painted, you’ve lessened the quality of your structure and added an extra layer of unnecessary upkeep and maintenance.

Painting over brick is essentially a death sentence for brick because you’re stripping it of its natural ability to breathe and release any moisture that becomes trapped. Because of this, any moisture trapped inside the wall will begin to erode the brick, wearing it down over time. Brick, in its original state, is a porous element designed to absorb moisture while also being exceptionally good at releasing or drying out any moisture. This “breathability” is accomplished through the cracks and small openings within the brick. Once brick is painted, it loses its ability to release moisture and dry out because all those tiny cracks and openings have been painted over and sealed up. In colder climates, the level of deterioration is much higher due to the trapped moisture under the painted brick.

I love 80% of the renovation. Especially the bathroom mirrors on the track. But I absolutely hate the bathroom pedestal sinks and the finish on the kitchen cabinets. The finish on the kitchen cabinets is too similar to the wood flooring. You need to break that pattern up. I would have painted the cabinets a flat pale yellow. And saving the staircase/railing was a great idea. And I love what she did with the kitchen backsplash and bathroom tile.

Exterior is nice. Interior is meh, again.
Btw ceramic tiles break EASILY. The black tile is a problem when you have low vision and poor lighting.

Great project! Why did you have the brick painted black? Bricks need to breathe and repainting will be required in 7 years or so.

No on the pot filler for dog bowls. I have a cat and absolutely must wash the slime out of her water bowl each day.
Dogs have a lot more slurpy, slimey drinking habits.
Yuck, on just refilling their water bowls. 😢

I wish she wouldn't paint EVERY property black 🙄 You can tell which ones she's done when you walk through the neighborhood; they stick out like a sore thumb. Interiors are a major improvement though, aside from the awful sinks.

Her solution is to paint exterior black. And why sit on a property for a year without doing anything. She always tears down interior & that takes months.

What is the obsession with black?? Good grief. There are other colours. Black is going to be so dated in a few years.
