This was another very helpful walkthrough BUT I wish there was more of a breakdown on why pivotal rehab PROJECTS are estimated at a certain price. In this instance, why creating egress windows would be $15K. Yes, numbers very heavily in every market but more information on how much these projects cost and WHY they're needed (for this one you would have to create windows per code to be considered a bedroom) would help a lot. All in all, I LOVE these walkthrough videos. Can't wait to see the next one!

Felipe, I think you said it already had a kitchen downstairs. Did I get it right? If the numbers were right, would you add a kitchen downstairs if it didn't have one?

Great video. Felipe was right this is not a deal as a duplex at the 220k price with the rents projected and the work that needs to be done. Maybe Felipe can start doing webinars like this so it can be more interactive. I think he would be great at it!

Are you not worried about marketing a single family residence as a duplex? Especially if it’s zoned R-1?

Is it common to have two separate leases with (1) Kitchen in TN? Also, with $350 in utilities, is owner paying for electric, gas, and water?

You forgot to add in the numbers that you also need to spend to get the windows for the basement bedrooms

I like his willingness to break things down but feel he's always leaving things out. Like what about installing a kitchen, expanding the bathroom, and installing Windows in the basement?
