If we see what appears to be a vacant lot how do we confirm that it actually is? And if it is vacant how do we “claim” it to then try and wholesale it to builders ?

When looking at assessor value to determine your offer, do you look at "assessed value" or "market value" ?

The thing I’m confused about is what specs do you need to stay within. If the subject lot is a quarter acre or a half acre it could fit anything from a two bedroom one bath single-family to a triplex. Are there any parameters you try to stay within?

I am running into a problem in New England where I found a vacant lot but there are a few flip houses in that subdivision that are different home types. Some are conventional type houses and some are bungalows type houses. What do I do?
