1. Is this expensive? 
Yes, for the space, it might seem shocking at first. But property value isn’t just about square footage—it’s about location, demand, and opportunity. Central London has always been a premium market because of its history, connectivity, and global appeal.

2. Why does supply & demand matter? 
Like with any market—food, clothing, or land—prices are determined by demand. London has limited space and a high number of people who want to live here. That naturally affects prices.

3. Is foreign investment the problem? 
Foreign investment plays a role, but it’s not the only factor. Limited housing stock, strict planning laws, and the city’s desirability all contribute. Some countries have restricted foreign ownership, but that doesn’t automatically make homes affordable—it’s a complex issue.

4. Other U.K Cities and Outer London Zones – what does that mean? 
It doesn’t mean people don’t need homes. It means Central London has always been high-end, and more affordable options exist in outer zones and other UK cities. We know relocation isn’t simple for everyone, but it’s a reality many consider.

5. Why are we showing this?

I don’t think anyone would have an issue with an apartment this size if it wasn’t so expensive given the cost of living. I love that Tokyo has many micro-sized apartments that are still pretty cheap. Having your own space (no matter how small) is better than living in a house-share. It’d be great if London had more affordable, micro-apartments with all the amenities you need.

enjoying my 3 bedroom house that cost me 170k freehold no service charge and room to swing 20 cats! I moved out of London and was able to save for this in under 2 years!

I can only see it being suitable for a rich businessman who just needs to sleep after work but who returns to a large house in the country at weekends, or for someone who likes to socialise in London a lot and wants to save on hotel costs!

Makes me sick to hear the justifications for these sort of prison-style accomodations and the cut-throat prices they charge.

I live in a studio flat, 26 m2 (268 sq ft) at 58. I thought it would be a challenge in some aspects, but it has proven to be a blessing. Mine is also in a central desirable location (though not in London) near three gorgeous parks and the woods so I really don't miss the outdoor space. Walk down to four blocks to High Street for a lot of places to eat or just have a cuppa. Love my tiny cold studio flat.

Suprised quite a few people in the comments lamenting the price of this studio. It's 4 minutes away from Hyde Park and round the corner from Oxford Street. Of course it's going to be expensive. However there are no shortage of people who can afford it.

Overall it’s pretty good. My tip is always to rip out the kitchen, turn that space into a sleeping nook with a nice floor to ceiling curtain outside it to close it off, relocate the kitchen into the main space, for cooking dining and living. However it looks like a 2nd home!

Replace the bed with a sofa bed and wall mount a tv on the opposite wall would be a good use of limited space

These types of 'studio flats' should be illegal. This just another example of a greed London landlord dividing a purpose built one bed flats into smaller units in order to make more money.

The tiny fridge would defeat me. I would have to find out if if was feasible to relocate the washing machine into the bathroom. It does not look as if there is capacity in there. On the other hand, living with a mini-fridge is just not an option for me. If I ever need to live in the UK, I will not be living in London, more's the pity. It is a magnificent city, but not one for non-billionaires. Thank you for the video!

Interesting needs an update though but doable for most students or single dwellers. The building is interesting I am surprised they haven't doubled up the flats and have less of them. It's a nice area and great to have security but sure people don't stay longterm. A refresh is needed I think if anyone is planning to buy it to rent out. Well done Toby :) nice to see something a little different :) I have had a few studios in my time and shared flats as well. Only one horror story of a flat with stuccoed ceilings and walls and smelly carpets and world's tiniest shower room and kitchen together if you beleive it. I didn't last a month or two after I was mugged I left the area.

The type of properties are dropping in price for buyer beware of the of the maintenance costs - You pay a standard service charge however when the building needs external repairs then the costs can be enormous - then you get the bill for your share of the total costs which are augmented by professional consultant fees and legal matters - I live in a freehold house in East London and when I want to socialise in the city then I can in there within 30 minutes via the local tube service - I would not want to live in a studio flat but yes it was okay when I was a student but not now.
