Those who are confused about the ending and story
Ending 2 (sad ending): When we don't read all the letters from Kohei's mother, we actually arent aware of Kohei's disappearance and sucidial tendencies. Hence in this this ending Kohei's vengeful spirit kills all the residents including landlord and (probably) the delivery guy too because the residents always discriminated him because he was a person with disability.
Ending 1(Bitter ending): When we read all the letters, we are aware of Koheis condition and sympathies with him, hence we see his body in the fridge and his soul trusts us to give him justice which we do by reporting to the police and the landlord is taken for questioning.

Now some theories say Kohei commited sucide and the landlord hid the body in the fridge to enjoy his welfare benifits and some say Kohei is killed by the landlord for the benifits and his hate for Kohei's disability.
