We have gone absolutely nuts. If you own land you should be able to put on it whatever you want. We are shackled at every turn. Time to turn this around.

It is absolutely sickening that you cannot put a home the size of your choosing on a piece of land that you pay for.

When it comes to your friend, if any person living on the land is disabled (even if they still work) they can claim that the second residence is needed for assisting the disabled family member. I've seen this work with diabetics, people knee or back issues, even those with eye or hearing issues (they don't have to be blind or deaf), or mental health issues such as anxiety, depression, ADHD, etc. It is a way to get a more permanent variance.

I wanted to do a tiny house on a piece of property that I fell in love with. It was a double lot. I learned that the local ordnances only allowed 'tiny' structures on wheels (aka an RV) and you could only live in them for 6 months of the year. My plan was to put a 'pad' down that was double length with one half on one lot and the other half on the second lot. As long as I moved it from one lot to the other every 6 months I was legal.
Unfortunately, the land was in an HOA and that was a deal breaker for me.

Also the way a place looks makes a big deal. it's usually the neighbors or the community that have a problem don't know why but because you can get a garage extension on any property that you own, you can make your tiny house look like a garage on the outside and be a full tiny house on the inside and still get whatever permits you need and use an electric stove if you have to. But there are ways it doesn't have to look like a full-blown house. Lot's who don't own land are doing this in California.

Another loophole is to make it slightly larger - just add a 10 x 10 bedroom to the back. In a lot of places 400 sq.ft. (on foundation) can't be permitted but 500 sq.ft. can. And here there's a requirement that there be an at least 90 sq.ft. bedroom.

my driver just started backing in the tiny home onto my driveway hoa property, and suddenly hoa manager is plastered to the front windshield or truck !!!! he was screaming no no no, noway, we said just keep backing up

Sometimes covered porches and breezeways can count towards the square footage. Often they just have to be heated to count. This allows for breezeways connecting different tiny homes/ converted sheds to qualify.

So long as it is on wheels or set up on a temp site or other pad it is considered an RV or manufactured housing, and is “personal property” as per the Texas Tax Code and Texas Manufactured Housing Division (has a certificate of ownership or a Title) and as such is not an “improvement” on the land and shall not be taxed as an improvement on the land. Now multiply that by 30-50 units and you see a great income producing property.

The loophole on the house in Chicago is it's not livable has no plumbing it's basically a two-story office

Kristina, you are the GOAT of what you do. Thank you for this very helpful information. I want to purchase a dilapidated house and put my tiny house aka game room, art studio, screening room, etc. behind it. :) Maybe work on the dilapidated house at some point.
