Kevin I have made door knocking a daily task for myself and I am getting quite good at it. The level of energy you show in your video is not the same for the those who open the door. Not everyone is as receptive as you portray them in this video. I try to mirror their level of energy and find out where they are in the process. If they are not even "in the process", not interested, etc, I just wish them a good day and go to the next door. One can not expect to "make" buyers and sellers out of those opening the door. One has to make the relationship so that when they do want to buy or sell, they come to you. As you said "Connect before you can Collect". I am a big fan and sometimes watch your videos at 3 am if I cant sleep. Love your attitude and get energy from watching you.

This one works I use it as a daisy fresh realtor and I have 6 seller leads and a couple of tentative listing presentations. None of them may pan out but I haven't been at it long. I follow the logic that my 400th conversation will be better than my 10th. Most of the time it doesn't work this smoothly but I think its the best framework for the door. Shows you know the market, you are offering some value along with the collateral you drop, and you subtly ask them TWICE when they might make a move. The key is that you have some conversation questions after the first time and then the second time they may open up and BOOM you are in. I'm new to real estate but get the psychology after 15 years of sales experience. Good stuff now I just have to figure out what my numbers are. I need a bigger data set to make that determination.
