Hi Merry Christmas! Well pre pandemic prices are back in Telford TN. As you remember I could not sell ceilings really low had to go for cash. Many deals fell thru.
I sold! Yes it was to a local guy who buys dirt cheap and sells by holding the mortgage or renting it out. Yes he is local. Yes I lost my shirt but I sold my stress is gone! I have money to buy my better used car and do the things to my manufactured home that I physically can’t do. I am setting my disabled son up for when I am too old or die. I own the land and will start rehabbing myself after Christmas. So excited to have this extra money to do the work. Thank you for sharing all you knowledge. I still want my tiny house. But I own part of a mountain and may build my tiny house she shed up there after my chicken coup. Thank you. Happy New Year!!🎉

I have a young married grand child. Between her and her husband they make about $85K a year and they don't feel they can afford to buy even a $300K home (and where we live eeven if you can find a home for $300K it is going to be a junker). It's a. combination of what is actual take home and what mortgage, insurance, taxes, MIP, etc. all come to. If we had made that kind of money at their age we would have been considered wealthy! Yet they can't afford a median home on that income.

Fairly sure that Christmas comes on the same day every year... Starting in January, I remind my tenants every month how many days they have until the next Christmas so that the can't use the excuse that they forgot it is Christmas.
