Affordable housing is a very important topic for anyone buying or building a manufactured home in 2021. There are two schools of thought when judging the affordability of a manufactured home, the price per square foot or the total cost. In this video I look at two of the most affordable options available and compare the price by looking at total cost and price per square foot. The bigger a manufactured home gets the lower the price per square foot becomes so it can be argued that larger homes are more affordable. At the end of the day low cost and low price per square foot homes are both important pieces of the housing affordability puzzle that are designed to fill the void in separate markets.

Someone needs to design a modular home that can be expanded by adding pieces. Like, you can add a type of “cube” to your home that can have a bathroom, a bedroom, etc. and people could add onto their home in segments over time.

Also, wouldn't a 2-story Boxabl (or a double casita) come in at a lower price per sf? The expensive stuff comes in the kitchens and bathrooms, and the hvac would not involve much more expense. There would be some additional costs but floor 2 would certainly be cheaper than floor 1.

Am a landlord...If I could place a 2, 000 sq ft home on all my properties at $77 per sq ft...I would, families would have a wonderful home to enjoy! Everyone needs to understand compliance and permitting regulations regarding replacing stick built properties.

Look at the Tru homes, The 4 bedroom 1800 square foot home Pride is selling for $90000 that is $50 a square foot. These are no frills homes but you will have lots of money left over to upgrade it you like.

First, you look nothing like that guy in the DaVinci Code. He was scary and off-putting. You are far from scary and extremely affable. The type of home an individual purchases should reflect the individual’s realistic financial situation and not an unattainable and unaffordable fantasy. A smart individual will purchase a home that meets the person’s needs. Thanks again!

It was worth the wait for our manufactured home. I look forward to reduced heating and electrical bills. I am so glad we went with the dry wall option. House cleaning time is reduced considerably and more time for walking outside and enjoying the fresh air. We waited 10 months and we were lucky to remain in our home until this one was delivered and set up.

I have searched for a home that included a bath, shower, washer, dryer, kitchen & an open area for a home office with a comfortable bedroom. I am about to hire an architect in tandom with making this cost effective, space effective and not too tiny. I don't want to pay top dollar per sq ft. it does matter...every Penny

Wow, art work! Not seen is your more recent videos. I'm liking the bust a lot. It always the cost of some of these manufactured homes for under 200K surprises me. I live in a large urban area and a 900 sq ft coop apartment is $600K minimum.

One large difference in total cost is the amount of heating/cooling for a year, your tax bill(for square ft.), and future maintenance costs i.e. new roofing etc. will make the smaller home a better deal in the long run.

Very much appreciated Kerry. I was looking at manufactured home dealers in NH and man...prices have gone of about 40% in some cases just in the past year. That, is insanity and plain old greed. Period.

The affordability of a manufactured home in one thing to consider and then there is the cost of the land or rental space to put it on? In many areas (such as in BC), land and rental spaces are quite expensive?

Kerry thank you for your channel my good man! I'm looking for options here in the central valley of pricey California. I have been looking for land and I have even considered seeing my options in mobile parks. This video added some options that put a smile on my face in this process.

The cost of a smaller home might be more per square foot bc it’s simply more efficient. Radiant flooring, for example, more windows, for more light, less electricity used, more solar or off grid options so over all you truly are paying less. Think about a composting toilet? Saving on a leech field, things breaking, worrying about the rising water table as snow melts yearly. Anyhow: you read the comment sections and people are never satisfied, either. Just take a look at one -it will say “I’d love this IF it had a chandelier, a deeper tub, a wrap around tub” all of that gets COMPLICATED. Anyhow: go small, go simple, and reduce that footprint.

Finally, we frequently don't consider the full cost of homes because we don't factor in the cost of operations. An 800 or 1200 sf Boxabl should be much more efficient and healthier than these other homes. Boxabls should be all-electric, and in areas like mine where electricity is becoming more renewable rapidly that would mean the home would be healthier to live in and better for the environment.

I just can't see paying 49k for a tiny home, when you can actually buy a nice singlewide with 1000 sqft of living space.The only good thing about a tiny home is that you are forced to get rid of all the useless clutter that people buy that just sits around collecting dust.Just walk into anybody's home and you will see what I mean, mine included.
