5 Tips for Finding Short-Term Rental BRRRR Properties

The short-term rental BRRRR is the best of both worlds: you get the cash flow of a vacation rental with the low-entry cost of a BRRRR. But, as with many things in real estate, the short-term rental version of finding a BRRRR deal can be a little tricky. True vacation markets don’t usually have distressed properties on every other street. So, you’ll need to be a little more creative to outsmart other investors.

Avery Carl, a short-term rental master and author of “Short-Term Rental, Long-Term Wealth”, has BRRRRed vacation rentals before, with some huge equity upside. She walks through the five factors you should look for when on the hunt for BRRRR deals. Some of these factors are specific to vacation rentals, while others work for more long-term properties. The biggest upside you have as a potential BRRRRer? Look for the work others aren't willing to do!

Should you add a pool on a property that has lakefront?

It was my understanding that with BRRRR properties you'd buy them for cash. How did you finance in this case? Conventional loan & 25% down?

Probates are my favorite. Old folks usually do a good job maintaining the property, many of them haven't been remodeled in decades, and the kids live 3 states over and just want the house sold with no headaches. Plus with baby boomers in their 70s and Covid, there are tons of them.

In a vacation type area like this would you personally think you would profit more holding this as a normal rental or on something like air bnb

Okay, that was awesome! Your best one yet. Thank you so much for showing the numbers and the before and after. I just got under contract on a funky (think florescent shag carpet) chalet in a mountain market that's going to need A LOT of love. This helps me maintain my positivity that I can turn it into something beautiful like you did with this one.

This is great but do you take into account that renovations and supplies are either triple the expense these days? Regardless if you do the work yourself. Wood and supplies can be expensive, so do you take that into account these pandemic days? Just asking if it’s better to invest in something where the kitchen is already upgraded for example.

I'm confused.. Arent investors generally competing against other investors not necessarily only the ones that are looking for str? Cause personally if a property doesn't have furniture it's perfectly fine and not expected. But am I missing something? Cause ugly properties draw in many investors 🤔
