Thank you for the informative details. I’m in the Conditional Approval phase. My loan officer informed me if any additional documentation is needed from the underwriter she’ll know within a few days and let me know. I’m very optimistic because I’ve been planning for purchasing a home for the past 2 years. It’s a new construction so it could be that the underwriter needs the title doc, appraisal of the property, and my home owner’s insurance declaration page in which my loan officer already has. I’m keeping my fingers crossed that everything goes smoothly.

If lenders performed a complete pre-qualification on the borrower, then the borrower would know exactly how much they can spend and what the terms are before they waste time, money, effort and focus on viewings, contracts and inspections. Then the lender could perform a pre-approval on the home.
