I keep getting distracted: the more I watch and learn from you guys, the more attractive you both become and then my mind has wandered off and I'm imagining working out a 'deal' with each of you!

My goal is to one day interact with you both and successfully dominate the situation! THAT would be true flipping mastery (to me, anyways).

Finally! Just started following your channel. I'm a licensed LO, but I'm also a former Underwriter for 20 years, so I'm way more than just a sales person lol. I pre-underwrite all my deals and I also am on a team and pre-underwrite my team's loans. The DTI issue for the departing seller was the part I have been hung up on. Simple solution. Makes sense now! I have buyers in credit repair who need creative financing while they work on their situation, but they either want to own now, or have to move due to landlord is selling (I'm in FL). So, I've pivoted to looking into subto seller homes for them as their bridge to immediate home ownership while coaching them to be approvable by the time it makes sense to refinance. This video just made my day. Going to keep studying and following you and Pace! I love this. Wanted to add that if the seller has an FHA loan and is getting another FHA loan the departure rules are a little trickier, but what you said works for Conventional all day long.

I am a 26 year old Marine vet in a ministry position and have a regular fitness routine. When I found this series, everything clicked. This was the final piece to my life puzzle. I have been wanting to jump into real estate for years now, after being in the construction industry for 20+ years. Read books, listen to podcasts religiously. When I worked in foreclosure, the normal practice was to run a title search before filing the dismissal, so it’s smart to wait a month to change the deed and your are right the Normal bigger banks don’t look at title unless they have too like if payments are stopped
