Quick Tip (Yes, I know Home Inspectors are not required at all to do this) for Square D and Homeline breakers like the ones in your demo. These breakers have a diagnostics mode built in. Turn off the breaker, Hold down the Push to Test Button, the turn the breaker back to the on position. When the breaker trips provides more information about what made the breaker trip last. If it trips instantly: means there was fault to ground. If it tripped in 2 seconds: means it was in Arc Fault that caused the trip. If it tripped at 5 seconds: means it was either a standard short or overload. Often contractors will blame an Arc fault breaker tripping on an arc when it was just a short and this test mode proves what actually happened.

I WISH SOME OEN WOULD MAKE THE LOCAL INSPECTORS do it this way the old testers will not work on these new breakers and they fail my electricians all the time ...
