I'm a consultant. I always tell my clients to exercise the valves on a regular basis as part of their PM program. When they don't, this happens.

Fun fact. Gate valves are exactly that. A lollypop looking brass dam comes down and shuts the water.

I have mad respect for you I learned plumbing down in the city and Westchester and I would never install a valve with the handle in this 6:00 position always the 9/12 or 3 position

In Norway it's pretty much standard to have a drain in the toilet besides the shower so if a leak happens inside the room then it will go out the floor drain. Heard stories where people being drunk and passing out in the shower on top of the drain flooding apartments below them since they had no drain in the floor

Never install a gate valve or a ball valve up side down. Sediment will settle in the valve stem causing it to be stuck open.

At least in industry, isolation valves come in pairs with a drain in-between. Then if one or both valves fail, no pressure makes it through the set. Most of the time, it completely seals it, but sometimes there's only a slight trickle

It’s usually the hot water valves that go first. I did a hotel renovation with a plumber years ago, and all the hot water valves were pretty much seized. I guess they get extra calcium and minerals deposits built up on them because of the hot water.

insurance will not cover preventative repairs... but cover damage after the fact....

Fun fact, if the valve handle unscrewed until it come out or “popped out “ with some elbow grease you can screw it back in as long as you don’t mind getting soaked
