Congratulations! Top tip: get an architect. The cost of an architect can seem a lot, when so many builders claim not to need them. But a good architect will see so much potential that an ordinary contractor will not. They can also help you save money by advising you on the right way to reconfigure the house.

Congratulations Rachel! I was a single mom trying to make a home for myself and my son. I bought an old rundown house with good bones, but in terrible shape in a wonderful neighborhood. My friends thought I was crazy. It was frustrating, stressful and costly, but it turned out to be the best decision I could have made for my family. Looking back now that my son is grown, I know it was all worth it. We laugh and tell stories about our house and our friends in our neighborhood. Someday the house will be his to do with as he wishes, but for now it is the place we called home. I wish you the same grounding and love, laughter and connectedness.

First. Congratulations! Second, don’t get rid of the fireplace. The amount of space you are going to gain in relation to the coziness of a warm fire on a cold winter day, the sound of the cracking fire, the scent of wood burning is magical. It keeps you company and instantly elevates a place. I personally think you are going to regret it, but that is coming from a real fire lover.

I just purchased in USA and I'm excited and overwhelmed at the same time. I too agree that mortgages and the process is a scam. But if you do not have all cash we must pour out our savings into a mortgage. Congratulations on your purchase and the renovations to come.

My dad's advice was 'buy the worst house in the best neighbourhood you can afford, you can change the house but you can't change the neighbourhood'. Such good advice and it's what I did, took a lot of work but I love my home now, I'm sure you'll feel the same way when yours is done. x

Congratulations, this sounds amazing and like a wild ride. I'm in for all it will bring. So good to see you back. Your cookbook is giving here in my kitchen. Love how easy it is, how tweakable (taking care of my menopausal midsection) and what I like most is that it does not generate food for weeks on end but just enough to have a few das covered and then I can cook again. For me, who loves cooking and sees it as therapeutic and is sometimes pinched on time or motivation (yes, all those can exist peacefully next to each other) it fits wonderfully in my life. 💖
