So as far as I know, Marvel got Quicksilver and Scarlet Witch cause they're both X-Men and Avengers. Could they use this to get Wolverine, Storm, and Beast as they were also Avengers?

There are a few ways Marvel can retain the rights of their characters. A studio can sell a property back (ex. Punisher) or they could just give it back (ex. Ghost Rider), but the most intresting way is through reverting. From what's being said online, if a studio doesn't make a Marvel movie within a certain time limit the rights goes back to Marvel. What that time limit is? We don't know. Daredevil for example reverted back to Marvel in 2013 but the Ben Affleck movie came out in 2003...so 10 years? But the last F4 movie came out in 2007 and if Fox hadn't start production on the new film within a 5 year window the F4 would've reverted back. So maybe some properties are worth more then others, this also can explained how Marvel was willing to let Fox hold onto Daredevil for an addtional year if Fox was willing to trade them Silver Surfer and Galactus (part of the F4 deal) but Fox said no. Also Marvel gets a piece of the Box Office return of a movie made by Fox or Sony (the guess is around 10-15%).

Fox owns the movie rights of the F4 franchise and the X-Men franchise plus all their related charcters like Deadpool. They also own the word 'mutant'. Marvel can't say it and neither can Sony but they DON'T have the TV rights to the X-Men or F4. There was a story going around that they wanted to do a X-Men TV show but they would have to get Marvel's approval to do it. But that looks unlikely now because of the Inhumans and AoS. There's also rumors that both Marvel and Fox hate each other because Fox once sued them over the crappy Generation X TV show.

Sony owns the Spider-Man movie franchise BUT they traded the merchindising, TV, and other stuff to Marvel/Disney for a bigger cut of the Spider-Man Box Office. That's why Disney makes Spider-Man toys and made the Ultimate Spider-Man show (the Spectacular Spider-Man TV show everyone loves so much was actually made by Sony). The funny thing is, the deal was so one-sided in Disney's favor that they made more money off Spider-Man then Sony have ever had. But now both companies are working together to bring Spidey to the MCU.

Universal owns the DISTRIBUTION rights to Hulk and Namor but Marvel owns the CREATIVE rights to both characters. Meaning if a SOLO Hulk/Namor movie were to be made, Marvel would make it and they'll be connected to the MCU but Universal will distribute it. The story behind the whole thing goes, after Ang Lee's Hulk movie flopped Universal wanted to get out of the superhero game and they sold Hulk back to Marvel but kept the distribution rights in case a new movie were to be made. When Marvel announced the Incredible Hulk, Universal was so confident in the movie they green-lit a Namor movie (Namor even had a small Cameo in IM2) but after the Incredible Hulk's lackluster Box Office return they left the Namor movie in Developement Hell. Namor reverted back to Marvel not to long ago. So that's why when the Incredible Hulk came out it was distributed by Universal and not Paramount who was distributing Marvel movies before Disney bought them out prior to the first Avengers. This is also why we won't be getting a Hulk or Namor solo film because Disney is cockblocking it cause they want all the money to themselves. Apperently the deal with Universal is going to end soon but oddly enough both Namor and Hulk can show up in other people's movies without any issues because its not their solo films. That's why the Hulk is in the Avengers and Namor could show up in the Black Panther film. There's also a good chance both can show up in TV as well. Since there was a rumor a while back that Del Torro was planing to make a Hulk TV show for Marvel/ABC.

The only Grey Area characters that are known are Quicksilver, Scarlet Witch and the Skrulls (but not Super-Skrull). Kingpin is also a possible gray area character as well.

This has always been so confusing to me, thank you for explaining ;o; Now if only these companies would be willing to collaborate and give us some more awesome content like X-Men vs Avengers or DC vs Marvel, or even as simple as Spiderman in the Avengers :o
