For the first time in a decade, the Las Vegas rental market saw its first decrease after years of continual growth.

In the fourth quarter of 2022, Vegas rent decreased 1%, bringing the average price to $1,420 per month. According to a report from the Nevada State Apartment Association (NVSAA), the price is down from $1,451 in the third quarter and below the national average of $1,620.

It's in stark contrast to previous years, which saw an annual rate change and steep spike of more than 20% from 2020 to 2021.

As a former rideshare driver 2017 - 2018 I had some fares for discharged patients from Valley Hospital close to downtown. An Irish tourist that drank too much, stunk like vomit and was robbed of all his $$ after blacking out. An elderly lady that did not hydrate properly and passed out in the casino. The worst being an elderly homeless guy going to the mission in North Las Vegas, which was sad to see the condition of the people also homeless around there.

Y'all keep saying rent is decreased, where and what part of town is this happening bkus last time I checked my rent still $1500 two bedroom and if I renew my lease they raising it $200 more wtf!

The larger issue is whether or not the vacancies are tied exclusively to the "season" or "economic issues." One could also argue that increasingly harsh "water shortage" rules are playing a role, as well. 💦
