Warren Buffet when asked why he never touched property, responded by saying it's very difficult to find a bargain. Even if the buyer or seller gets emotional there are always other professionals involved that ground things back to reality. Compared to the stock market where a stock of even an established FTSE company can double or triple or 4x or more within a year based on emotions alone, it's something to think about.

What about the increase in monthly reypaments on morgage. You’re going up from 75k to 150k and then so on. Your monthly repayment are doubled how do you intend to pay those?

In the 2009 financial crash many landlords worldwide went from paper multimillionaire to bankrupt in a few short years. They increased the portfolio too quick in the good times thinking house prices will always rise. The portfolios were based on no real cash. When the crash happened there was nothing to keep the empire up and it collapsed . The next crash is likely to effect UK less than some other countries as we have a 4.5 million housing shortage which won't be fixed anytime soon but the risk is real, buy new properties slightly slower to help mitigate this risk.

Do you think in the future house prices will still double in 10 years? To be honest wages are miles behind the house price jump in the last 10-20 years. I think it has to stumble it cannot keep going up at this rate, in my opinion

Although the concept you’re referring to is technically correct, this is a rather misleading video for new investors.

Firstly as you’ll know, it is very unlikely you’ll get a mortgage using a borrowed deposit as you suggest.
Secondly, with the BRR strategy you are referring to, you wouldn’t initially purchase with a mortgage, as you will either have to wait until the fixed term to ends in order to remortgage and release equity, or commit mortgage fraud by knowingly purchasing with the full intention of ending the product early.
