15 million dollar penthouses in new york cost that much because of all the benefitts u get from living in new york, so world class healthcare, good roads, the corporations and high class billionaires in new york, the art, thats what makes it cost that much. Carry the same penthouse from new york and put it in texas and the value reduces drastically, compared to lagos. Its so ridiculous how they are basically gaslighting people into pauing these exhorbitant prices in nigeria its laughable. Truth is nigeria just isnt at the level to be dealing with this kind of real estate and we really dont have to be

She’s right about the 1% of the 1%. But here is where she’s wrong. Those people already have 3-5 properties, now they are looking for good investment. Buying an apartment for $2.5m in Lagos Nigeria is not a good investment especially if you can put that same money in Miami or London where your money is safer and will make better returns. They are building it for people that already have multiple properties and that is not sustainable.

Pretty simple: if u want to populate the skeletal city in no time, make it realistically affordable. The problem with real estate developers is that they view Nigeria is Monaco with the prices they charge.
First start by selling plots in Naira, bring in banks, markets and supermarkets, seaport etc. It's a city ffs not a gated estate. A city isn't exclusive but rather inclusive.

The way to talk about this is what percentage of the city has been built on in the 15 years since inception. It looks like less than 1% (literally less than 10 projects). That is a pace of about 30 buildings in 50 years. Even the buildings that have been built appear to be 90% empty. This lady did not articulate an actual plan to accomplish their vision. Also, "green" would mean accomodations for parks, large gardens etc... not plants lining the streets lol. I'd be curious what the financing terms for Chagoury to develop this place was because unless they drastically slash prices, this project may very quickly become tragic.

these prices are too high and their greed is slowing it down. they should reduce prices and that would increase people living there and demand which would increase value plus prices over time
