Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

the monthly "mortgage" payment is not really fixed if you own a property. You need to account for yearly property taxes and insurance increases. And any suddenly big ticket maintenance expense. Some repair items you can DIY. But your DIY skills can only take you so far until you'll need to hire a professional. Also, you will need to look out for trouble tenants. If you need to go through evictions, some states can take over 6 months. That can be very costly with the attorney fees. And if you do lose the court case, you will might be responsible for a settlement fee to your tenant as well. I've been in several evictions already where I bought in bad areas for very good cash flow. They were all in low income city areas. However, in recent months, I have seen the average rents jump more than $400 from a year ago. Overall, you do need to calculate your risk and see if you have enough in reserves to cover any issues that might arise. Never over stretch yourself, especially in this market.

Mad respect man. I grew up in beacon hill since 1989 n know some of the same ppl. I can say for certain u the real deal and everything u said that u came up from I can say u ain’t lying man. I wish I bought real estate back in beacon in the early 90s. We could’ve got homes under 100k that’s all over a million plus dollar now. I remember beacon was the hood but now beacon is where everyone want to be at. I remember seeing ppl run in beacon in the 90s u were getting chased by gangs now ppl run in beacon to workout. It’s crazy how things changed.

so you have to buy then rent out half of the property in order to be positive cash flow for the buy decision ^^

I want to become a real estate investor. I been at my job 10 years hit 100k a year. Bought my first home 5% conventional I’m 2021 when the rate was 3.0

but what if the person does not want a tenant or rental as part of their home? what about buying without a rental income suite compared to just renting?
