This may take longer to balance the housing market but it will happen. Housing is a large variable to inflation and the FED will keep raising rates till they get what they need. When 9% to 10% rates start we will revisit these numbers. It's like the stock market as interest rate go up we will not see a new high. History shows this to be true. This will slow down housing and prices will drop as more and more buyers disappear we will see a correction in all financial dealings. At 2% mortgages had affordability for almost everyone that had a job. At 10% it just vanished. Just my observations from seeing this in the 70s and 80s when the world stopped and nobody lived on their credit cards.

I dont really put any faith in zestimates. Yes they are fast, but try using redfins 4week moving average on median sales price of all major metros. peaked in june 392K, now at 367K. plenty of new homes will come on in the next six months (i can provide sources if you need). This leads me to believe prices will further continue to drop to around 350K (again using redfins standard) by end of this year as 7% hasnt been reflected in median sales price yet. Joe, I'm on my way to Birmingham, AL to buy some more multifamily. The quad I bought in Tallahassee has done INCREDIBLE. I got extremely lucky considering the timing of the purchase. I think we still have several years of explosive growth in real estate prices in coming years. I'm exited for the eventual decrease in interest rates and the flood of buyers that will bring into future markets. I see a future where I buy now with high interest rates and refinance with a much lower interest rate in 2-4 years after prices have skyrocketed and I can take some extra money out at decent interest rates. I think this strategy will enable me to build a sizable portfolio pretty quickly. Thanks so much for these great videos! It's so good to hear someone who really understands this stuff and can help me affirm my confidence in the immediate future of my real estate investments.

Thanks for the video. Been looking at other comments. Are there any data sources to get actual sold home values in specific zip codes for free? Zillow provides, but only based on zestimates which I do not fully trust.

Your analysis and predictions don’t hold true in few months time, things are changing, 2022 is not same as 2006 or 1980s even if you take into same factors . Situation is different . Everyone has information that spreads fast, people can buy / sell from their bathrooms. A crash won’t take time, it could be much faster plummeting in case there is one .
