I invested about $40k some years back into ETFs, some bluechip and individual stocks which makes me about $3k monthly ROI still the best way to build up

A smart man makes his money work for him or rather investments. There are many investments out there I have tried quite a few of them but forex and crypto trading has been the most successful of all. As I have taken my time to advice young and old investors to try out investing in the forex and crypto market.

To get started in real estate investing I think places likes Detroit and Midwest in general make a lot of sense, as the property values are significantly lower.

What kind of houses are you buying for $20K, $30K, $50K ?
I've seen some online, but they are basically, full re-do houses. Not move-in ready for sure.

Also, do you buy homes where the seller's disclosure reports foundation problems (fixed), termite damage/rot, etc?

Buying a home for $50-75K is doable, but you'll need possibly another $70-100K to make it move-in ready if you don't have a "usual crew" that you know.

Hello. Remember me. I shared paying off my house. I watched your videos on how to get into investing in properties. I bought a couple lots, and going to build then sell in 2 years. Your advice is good. I’ve been screwed over in business. I invest and do business alone now. I take it you got screwed. You try and help people and you got screwed. I was pulling for you and your family to “win” at house buying. How will you rebound from this?... I lost everything once, business’s, house, wife etc. it wasn’t my fault, but then it was even if I didn’t do anything wrong. A person I helped 10 years ago called me a dead beat a few weeks ago. It bothered me even though I’m not. As an entrepreneur there is risk, and reward. When I was up I had tons of friends, then a few friends. I’ll pray for you, and your family.

The year is almost over and very glad about the decisions I have made so far. Investing in the market earlier this year regardless of the market conditions has saved my life. I made over 70k USD with a start of 25k in the last 7 months. I know it's nothing compared to what others make but I'm glad I'm changing my finances.

help me try and understand this. You take 30k and buy a 60k home, you then rent out the home and get 900-1000 per month. You use that to pay the mortgage, but where and when do you start to gain wealth? I get that your paying off the mortgage but does the wealth come from postitive cash flow or when you eventually sell the house down the line? Because even positive cash flow is nothing compared to the 30k you lost that went into securing the home in the first place? Thanks for your advice!

What market are they buying 70, 80k houses? I live in San Diego; you couldn't buy a house the burnt down for less than a couple 100k.

Clayton..my first rental is cashflowing $800 a month i paid cash for I have $70k in cash remaining.. .should i buy another cash rental for 50k and then use credit to buy house #3? Or should i try to buy a 4 unit apartment on credit?
