most people dont know but you can also put 3.5 percent down on a conventional loan as well. the advantage of the FHA is a lower credit requirement but it comes with a higher interest rate

one of my fave side hustles that i currently do is dumpster diving for scrap and/or re sellable stuff, can be very lucrative, is somewhat fast, its not always easy but some times it is, it to me is the best side hustle, and just about hits all three corners of the triange

I made $1, 666 last week as a self employed courier in under 55 hours. So I averaged just over $30hr. And on top of that, on that Sunday I did $411 in under 10.5 hours so just over $40hr average for the day. No certification or degree required. All of this in Tampa Florida where the state minimum wage is $10hr.

EDIT: I would like to add that I have over 12 years experience as a courier, and I've been doing gig economy apps since 2016. I currently have about 14 active apps on my phone. You have to know how to adapt to your market at any given time, and know that an app that might work really well currently, might not always be like that. Adaptation, market knowledge, and what apps you use are the keys to making good money in this industry.
