I live in the Raleigh Durham area and while there are homes around the median you mentioned, most people are going to want to bump that up depending on where they live. While the area is growing in terms of price of homes, you're seeing lots of people feeling priced out and left behind, especially if they don't work in certain industries. Transportation is also a mess with little signs of easing it. As the area becomes more expensive I'd expect less employers to be attracted to it and potentially less transplants as well. I've met out of staters over the last couple of years who are surprised at the house prices and have opted to stay in places like CA and NY because if they can't afford to own a home they'll opt for a place with more to do and a lifestyle closer to what they want

Once again, great video Briggs.
Here’s an idea for a video. Design 3 or 4 pairings of towns for snow birds. For example a pairing in the West might be small town in Washington and a small town near San Diego or Palm Springs.
Get it, got it, good.

It’s worth noting the Raleigh/Durham area is also a major transit hub. There’s quite a few rail lines with several new lines planned. Those new rail lines includes a local commuter between Raleigh, Durham, and Fayetteville, a new line to Morehead City, a new line to Richmond, a new line to Wilmington, a new line to Greenville, and enhanced service to Charlotte. The airport is also growing exponentially and is a major player now. Almost every US airline has a major presence at the airport and is one of the most diverse in terms of offerings. It has daily options for Paris, London, Iceland, and (this summer) will have nonstop service to more than 60 airports. Avelo airlines now considers the airport a base, Delta considers it a focus city, American is majorly invested (has an office in Cary), Frontier has considered a base, United is adding jobs, Southwest desires to add more west coast destinations, and breeze has openly stated their desire to potentially add a base there as well.

Hi Briggs. It's still so cool to see 1M subscribers. As the Grateful Dead sang "What a long strange trip it's been". Thanks for the video and have a great day.

11:20 another great thing about Wisconsin, Madison, is that its state economy is hugely funded from its flagship university, University of Wisconsin-Madison, which is one of the best public universities in the entirety of the US, and the 2nd or 3rd best in the East, so it attracts a lot of talent and boosts its ongoing tech scene as an engineering and computer science powerhouse university.

I’m so happy that most places listed are down south! Good! Stay there!

I have worked out of Fort Collins since the summer of 1989 and then after transferring back from the east coast in the Spring of 1992. I lived about 30 miles south from 1993 to June of 2012. My wife and I just moved from Fort Collins, CO to the northeast coast of Florida. We lived there since 2012 until the end of June 2022. We absolutely loved Fort Collins and I would recommend the city to anyone. Be aware of the cost of housing as it is pretty high but the city makes up for it with the local scene as well as being so close to the mountains. We're both from Colorado Springs and graduated high school there and neither of us would ever move there because of the size and urban sprawl. Fort Collins has a small-ish town feel to it, albeit a very large small town. The downside is the cost of owning a home is now ridiculously high. A decent 3 bedroom, 2 1/2 bath home on a 8, 000 sq/ft lot will run towards $600, 000 depending on the area. Homes in the downtown area can cost upwards to $1, 000, 000. New builds are being squeezed in that there isn't much of a yard. We almost bought a home in the in the Fox Creek development back in early 2013 from the owners we were renting from. It was a 4 bedroom, 3 1/2 bath home sitting on just over a 1/4 acre and he wanted $425, 000. I was only going to pay $400, 000. The price of the house last year peaked around $870, 000 and is still worth over $800, 000. Too bad the owners transferred back and wanted their house back. That said, this kind of price increase is indicative for real estate all over Colorado. Welcome to the new California, in terms of housing prices and large amounts of people.

I still live in Huntsville. Huntsville is growing fast. I can confirm the ample outdoor activities. Alot of hiking here.

I've lived in Austin for close to 25 years and now it's time for me to find a way to get out. The city is a ridiculously expensive shadow of its former self.

I'm from the UK and a while ago I fancied myself an international academic. I used to look at all the great universities in the US and noted that they were often the economic and cultural hub of the cities in which they were located. I always wondered whether you would do a video on this and now you more or less have! (Surprised Gainesville Florida isn't on the list). Never did fulfil my ambition, I realised I was too stupid! 🤪

Interesting list...I'm really looking forward to your small town list. I also really like the most affordable for retiree lists as well.
