What sellers have yet to come to terms with is that buyers arent coming back with lower interest rates.

Lenders have already largely priced in the coming rate cut and buyers arent coming back.

When they finally realize they wont get the price they wish they did in 2022 or even last year and the only direction it is going is down, there will be a flood of inventory that will cause the big drops we are waiting for.

Kissimmee was my dream place, back in march 2022 the the property w I was looking at went from 575k to 675k in just 1 month, I was just priced out

I have worked in Osceola county for as a first responder for almost 17 years and i can tell you with experience and street level knowledge that this place is a shit hole. Kissimmee in general has got to have some of the worst traffic in the state compared to the population. There are 0 jobs so everyone here has to commute out of Kissimmee. You can't get anywhere, at anytime, without getting stuck in standstill traffic. The crooked ass commissioners are developing land hand over fist with no regard for infrastructure. There is a new giant low income section 8 apartment building going up every 50 feet. As for good old BVL....it straight up is a a ghetto at this point. Why does the pricing seem so high? Because every home is purchased by an investor and chopped up into as many apartments as possible to cram in as many people as possible. All garages converted into a room. Shack like structures in the back yards or attacked to the houses to fit more people. Nothing is built to code, people live in squalor 6, 7, 10 to a house. Cars parked all over yards and streets. English is a non existent language here.
-TLDR - do not move here, this place will be a blight soon.
