In this video, I am going to explain the process of renting a flat in Germany.
I recommend you get all your documents in order first:
1. A cover letter saying who you are and what you do. Landlords prefer long-term rentals. Make it clear that you intend to stay for a longer period. The cover letter is where you can raise sympathies with the landlord.
2. Copy of your passport or your identity card.
3. Proof of income: copies of bank slips from the last three months to prove that you have positive cash flow. Self-employed should add a copy of their last tax declaration. If possible, add a letter from your employer about the end of the probation period. This signals to the landlord that you have a stable job contract.
4. A rental guarantee if you don't have a stable income but parents or somebody else who can vouch for you.
5. A letter from your former landlord that says that you always paid the rent on time.
6. A SCHUFA extract. SCHUFA is the main German credit score company.
Rentals are advertised on websites, newspapers or social media. Once you hear about a flat, get in touch as soon as possible and send all the necessary documents already in advance. Some online rental portals have premium plans where flats are advertised first.
On the day of the flat visit appointment, a person will walk you through the flat and check your credentials. Bring a pen to fill out the application form. Also bring copies of all documents.
Once you have applied and got elected for an apartment, be prepared to pay a deposit into a bank account. The deposit is three months of rent.
