While the smaller 1- and 2-bedroom units sold well due to competitive pricing compared to neighbouring resale projects, the larger 3-5 bedroom units saw poor take-up rates.

I believed this could be due to their high prices compared to nearby resale options, making it less attractive to price-sensitive investors.

Hence it is important for any property investor to do a careful analysis and comparison between new launch and resale prices when making investment decisions.
