No difference than a mortgage in terms of the title. This guy is fear monger if. Even if you own it out right and have warranty deed, you can still lose the property if you don’t pay the property tax. Just make sure title work is done upon purchase and make sure you pay your payments in time. There’s a risk to living. Not a big fan of fear tactics.

Purchase money mortgage. Get a lien in exchange for a title? Why would the seller want to finance and then give up the title?
