So, I've run my own small business for 20 years. I can say that you have just about the perfect business to run out of your house. I'd strongly recommend staying there unless your goal is to become a big branded name with massive sales. If that's your goal, you'll end up outsourcing all production anyway to cut costs. IF you want to stay in control, consider buying a big house instead. You could double the size of your house to run the business out of it, and work to pay off the mortgage. That's money in your pocket rather than endless lease or rent. A secondary option is a house with a shop. You could potentially bring in an employee or two and still work from home and be with your family while keeping costs down. Don't underestimate the power of being in control. I'm lucky enough to own my business location but I went through years where I thought I'd lose the business trying to pay the mortgage on the building. I'd have long since closed if I was still paying someone else lease like the early days. Decide where you are going with this right now before you expand. How big are you going to fight to be? If you want to make stuff yourself, keep it at home and be satisfied. You have a good thing going. You need to be very, very sure you have a large enough market to support lease, employees, osha, workman's comp, longer hours, being gone from home all the time, etc... You'll be a slave to a leased location/employees/equipment for at least 10 years once you start down that road. And that's assuming you make it. In your specific case, I'd be finding a way to work from a home.
