Only thing I’d change is washer/dryer area. It gets too wet and cold in my area of the country that needs to be enclosed.

How about adding 2 more floors - like the 2nd floor with 2 bedrooms and the 3rd floor like open roof top common for all for gatherings/event hall/laundry area/with small room as storage??? just thinking???
