A lot are not paying rent because they can't. However there is apparently quite a few people who CAN pay rent but decided to take advantage of this by refusing to pay rent. Lots of desperate property owners out there.

As a past landlord I have taken care of tenant eviction both by the legal process and the self help method. One interesting self help I had was when I had rented to what appeared to be a nice young family from out of state. The wife kicked her husband out and then invited a band of motorcycle bandits to move in with her. I showed up to collect rent only to find they had set up camp - literally they had tents in the backyard and motorcycles everywhere. Some of them didn’t even know her name - they just referred to her as “the woman.” It was obvious this could have become a protracted problem, the bikers even made statements to that effect. So I thought about the expense and time of the legal process with a lawyer and I came up with a plan: I announced to the Vikings that I was going to show up in a couple of days with a certain amount of cash in hand to give them if everything was cleared out. I showed up when I said I would and the place was cleared and they were all lined up on their motorcycles. I stood at the front of the line and handed out cash as they each rode up. They rode off happy with cash - I’m positive this was thousands of dollars less than the legal process, and I received immediate possession. They were happy and I was happy 😃

It is a problem. The situation of tenants who have lost their jobs and cannot pay is terrible. But the situation of landlords who depend on that rent to pay their own bills is terrible, too.

I've heard about landlords skipping the legal steps because they were afraid that the tenant was going to destroy the place. On the other hand ...

I own and manage 6 rentals. It’s my main source of income. Through this whole pandemic I have tried being considerate, compassionate and a good Christian. As long as my tenants try and do their parts I work with them. But it’s getting to the point where I have to make my mortgage payments, the property taxes are all due Jan 1st and I will barely make it. I cannot keep doing this forever. I will have to make some very difficult and unpopular decisions in February. I will be getting ugly.... Merry Christmas

Used to work for a guy who owned 16 houses. He had this tactic that always worked. He would off two months worth of rent in Cash if the tenants would agree to leave and sign the eviction notice. And most time they would take the money and move out. He figured losing two to four months rent was cheaper and faster then going to the courts and risk the tenants damaging the property.

Yeah it sucks. I've tried to evicte people before. I had to pay 400 dollars to go through the court. The court asked if I wanted them as a tenants. I promptly said no. Then the court said they could stay because they promised to pay. They paid the rent a month late and promptly didn't pay the next month. At this point I was out 400 dollars and the rent.

The process is in favor of the renters. I had a mortgage to pay and without the rent not enough money to pay for it. It's bullcrap.

I think the government (fed, state, city) owes some relief to the landlords who have to pay mortgages, taxes, etc.

Unfortunately you’re going to see a lot more of this. when they keep changing the placement of the goalpost. The government is taking property and not compensating landlords this is using the homeowner as an ATM

To many people taking advantage of the no rent to eviction. No one deserves to get by without paying their share. The apartment owner still has to pay his bills so why get to live for free cause you renting? Another puff piece in the "it's not my fault" society we are in,

I wish I could have demo my place. I had squatters move in on me once. They not only stole and destroyed everything I had in there they also destroyed my land with oil from working on cars and lawn machinery. They even took out my toilets. Took me 6 months to get them out and I was also charged another 1k where they cut the lock on the water and turned it back on. I paid almost 3k total on trips there, dumpsters, people to help clean up the yard etc. Florida laws need to be changed.

My mom had to do something similar to her second husband. He was an alcoholic, and had been drunk 24/7 for the last 4~5 years before she filed for divorce. Well, knowing he wouldn't leave willingly, and the situations just happen to line up perfectly (big offer to buy the land). She told him she was divorcing him a few ties, and told him she was selling the land several times, but in his drunken state either he didn't believe her or just didn't pay attention. So we moved all her personal stuff out, right in front of him while he sat in his lounge chair and pretended to watch TV while trying not to pass out. On the last day, she put a copy of the divorce papers on his side table, which he never contested so it was went through even without his signature (I'm not sure of the process, but I do know this was the second time she filed, and the first time he managed to maneuver somehow to make the papers invalid only days before they were official) . She told him once more, the property was already being bulldozed, and the house was going in the next two days, then we left and never looked back. Five years later we heard from him, he was living out of his truck, had fallen ill, and listed her as his emergency contact at the hospital. She made sure to get her name removed, and ended that. another ten or so years and we are contacted by a lawyer trying to settle his estate, which was just his life insurance, and she is still the only beneficiary on it. Don't know if that has a statute of limitation or not, but they have been calling her for three years just trying to get her to collect.
