I sure wish you had properties in Colorado. I just received a section 8 voucher after 11 years of applying. I work full-time, no evictions, I’ve taken great care of my previous apartment homes. I’ve been searching for suitable housing in the jurisdiction of my housing authority for myself and children. I’ve been turned away from so many places based off the mere fact I have a section 8 voucher.

Thank you for correcting the misinformation about section 8 holders. Most of us are hard working people who are well underpaid and need the help to make ends meet until. But I’m just a teacher, what do I know.

Here in California ALL landlord and property management companies now have to accept section 8 applicants. As long as the voucher covers the asking rental price a landlord can not refuse. They also are working on removing "no pets" discrimination from landlords to tenants. Right now people are getting around this by saying their pet is an Emotional Support Animal, but soon they will just be allowed to have a pet for any reason they want to be a pet owner. Until 2020 this new Fair Housing law did not exist with Section 8 vouchers. So now ALL properties are now eligible to accept a tenant with a voucher, they no longer have to be forced to live in subsidized city owned housing, or live in undesirable and unsafe neighborhoods if the voucher amount covers the rent. So they can now use any rental website they want and freely apply. Most good property management companies and landlords know this and adapted to it. You have to adapt in this business. Until 2020 I never worked with section 8, now I have about 5 section 8 tenants scattered in some of my various properties. Haven't had any issues with them so far, and during the pandemic their rent has always been paid without issues.

What are challenges? I can see safety, bad areas, hard to sell, are part if it? What are your underwriting criteria for Sec 8 properties? How do you handle major damages or tenant refuse to leave?


Do you run credit, eviction, criminal background check on S8 tenants?


As we are going into RE crash, affordable h. will be in demand. Definitely one option to look into. You can probably buy property in C areas with less investment and do S8.

Thanks for the video! I have a question, what do you do when HUD prices your home at a lower amount that you have it up for rent ? My 2bedroom here in Los Angeles CA is $2600 but HUD only wants to pay $2250. What is your advice on that ?

I am working on three home in NC, about 35 to 40 minutes drive from Charlotte. I owned other rental in Charlotte but none on Section 8. I am meeting with the local hud lady this week and I will have her send the hud inspector before I get these houses up to standard. I will also request the tenant buy a rental insurance for my new appliances and big ticket items being put in these houses.

If hud refuses than I will opt out. It’s not that people don’t want to rent to section 8 but people on section 8 should form a Facebook group or something to weed out the bad tenant from amongst themselves. Secondly, they can report the substandard landlord out of the program. Yes, some people needs help but you also have to do your part when the help is render. Many section 8 tenant might be good but they comes with baggage ( I.e boyfriend little dupe boy, or a child they can not control).

I believe in Charlotte, section 8 allows you to inspect your properties two times a year. Don’t wait, until your stuff is damage. You can go back and opt out of section 8. I will give these three properties a try, if it works, I will get more.

Help us find a sec8 home first apartment got flooded out second house is being sold stayed at each place over 5 year. Need a nother place now sec8 will buy home.
