Probably fair market value wherever the property is at in terms of rent and then comps for that area

Always base your Section 8 rent based on their payment standard...diff zip codes in diiferent parts of town have different tiers for payment

I loved it; very educational. However, I was expecting you to explain The NYCHA Payment Standard Breakdown W/ Electric $2, 696 Vs., Vs. Tenants increased Value as of Jan 2023 If Tenant Pays Electric only, the Value of the HCV Voucher Increases from $2, 443.00 Up to $2, 555.00 so, therefore, a Tenant can enter a rental agreement above the $2, 443.00 and Rent an Apt Advertised for $2, 500.00 for a Two-Bedroom Unit! I think you will have to do another "Follow-Up" Youtube Video Peace N Love Yolie NYC

this was very informative!! i was pausing and taking notes lol. i’m looking into becoming a landlord and i want to make sure it make sense. my fmr and safmr is only a $7 difference, i need to go into my local housing authority office to get more information. the website isn’t really helpful :/

We are still running this issue that local housing authority is paying way below FMR. They are saying that is what the comparable is, FMR is just a cap not how much they will pay.

I'm a first-time investor and I bought a duplex out of town. Property manager tells me that most of the landlords pay the water bill on duplexes. Since there's only one meter on the house. Should I pay the water?
