Not to mention keeping material under high strain makes it less resilient over the long term. You stretch a rubber band 10% of breaking point continually then it'll probably be fine for years. You stretch it 70% of its breaking point then it will deform and break down much quicker.

I used to do steel roofs and saw a lot of people put the screws in the top of the peak, I always pre drilled the holes if I was doing more than 10 sheets at a time

That's why a warranty on a metal roof is only as long as the rubber will last. But the screws will back out just like a nail. So you need to check to see if you're screws are tight every few years.

Learned 2 things from you this week pertaining to metal roofing. The tips here about the rubber washer. Which makes sense. And that I can cut sheet metal with a razor knife in a pinch And a damn clean cut at that.

when i did my home built camper i started the screws and my dad went behind me with a ratchet and got em just right. they still dont last that long but ten years to me is a good roof bc metal tends to leak real easy

It helps to predrill the holes, the some styles of self tapping screws will leave a little burr that will rust and the water will come in thru that little hole it leaves. That is why the nails would sometimes out perform the screws, but the nails will work loose over time.

Absolutely! In my 7 years of metal roofs, over tightened screws was 99% of all leaks i came to service!

Hey and if it leaks in 10 yrs throw some sealant around it. Everything requires maintenance eventually.

Use 2" screws and put then in the top of the rib, water has to run an inch deep to get to the hole, which ain't happening. I always pre drill my holes so they line up straight too

In australia, where tin roofing is pretty much the only (good) option, we screw into the peaks of the corrugations.

Water runs off the peaks quickly during sustained heavy rain, leaving less time for any potential leaking even with bad washers.

Our roofing iron (even the cheap stuff) is also far heavier duty than the american stuff.

We also use it as a general building material for basically any utilitarian structure, (sheds, fences, kit homes -yeah like the whole house is built out of
Corrugated Iron - etc etc etc)

A very small dab of high temp gasket sealer right on point will not only seal but will also help prevent that self tapper from walking out due to expansion and contraction, also helps keep that hole from rusting, , Started doing this many years ago, so worth it..

That’s if ur on a budget I’ve installed a lot with my dad and they got some big fat daddy rubber washers but still very good knowledge and it definitely helps to take these precautions eitehr way I’ve seen a lot of roofs with the screws just tossed onto it with no shits given and that’s why we are they replacing it in the first place
