A landlord has the right to not renew your lease, but it depends on when the landlord provides you with notice to that effect.

Attorney Robert Flessas explains when it is unlawful for a landlord to not renew your lease, and when it is lawful.

My current landlord said in my lease I have a year lease, but put a clause in that lease said he could terminate my lease at any time. Is that true? Does he need to give a reason why he decides to terminate the lease? This is what it stated exactly
"That this Lease is granted for a period of Twelve (12) months only
commencing from 05-08-2024 to 05-07-2025 and this lease can be
extended further by both the parties with their mutual consent on the
basis of prevailing rental value in the market. That this Agreement may be terminated before the expiry of this tenancy
period by serving One-month prior notice by either party for this intention."

What is you was on section 8. When it time to renew your lease they go up on the rent. However what section 8 is offering they don't want to accept that amount that the voucher is only allowing you. So your landlord tells you since they don't want to pay what they are asking for. They will have to give you a 60 day notice? Do you continue to pay the same amount rent for the 60 days that your are given?? I'm in that situation now.

Hi Mr.Flessas I subscribed to your channel. I have a question. Hopefully you see this.
I was notified recently that my lease ends in October 1, 2022 . I wanted to look into a renewal. I was told I do not have the option to renew b/c I was late on 5 payments, but that's over a 4 year span. I live in San Antonio Texas please let me know if I'm able to do anything. I was also NEVER given a written notice that I wouldn't be allowed to renew. I learned that by calling the leasing office

What if my (new) landlord just casually eludes to not renewing my lease over a text conversation and has not given any kind of written or official notice to not renew my lease... I pay my rent on time and have lived here for 2 years building was sold in january to this new guy. My lease says if the landlord does not want to renew you need written notice 30 days before the end of lease otherwise my lease will automatically go month to month... My lease is up in 3 months.. what options do I have??

I’m in rent stabilization apt and my landlord failed to send me a renewal lease for 5 years fighting in court which I won, now my question is the prior lease was not in my name, do I have to pay the rent on a lease I never signed ?

Hi I’m 21 and currently am renting my house out to a couple, the lease is a 6 month lease from June- November this year, I decided to rent my house out because I have 100k+ in equity and I was going to use some of it to buy another home but since interest rates went up and prices are still high I’m deciding on moving back to my house since I was staying with my dad during the mean time of buying a second house, I’m planning on giving them a 60 day notice and was wondering if I am able to do that?

Can a landlord issues a nonrenewal in retaliation? I have been here 10 years and when we started arguing over the parking and broken promises they said they decided not to renew my lease. They also told me to remove the bags on my door that have been there for 3 years, told me they would ask the owner if I could leave with no penalty then didn't etc but 2 months later told me to get out in 60 days even though I had a lease. Simply for wanting the sink I was promised and for people to stay out of my parking space. I have never been late on the rent or have any written violations. They are constantly promising upgrades at lease signing and not following through. I am disabled and cannot afford to move as I am on a fixed income and don't make 3 times the rent

Hi, I’m having an issue with a tenant. She complains about everything even the smallest and I’m very quick to repair. I purchase the property with her in it already in 2020 she has a 3 bedroom. Since then I’ve chose to renew her lease but I’m so over the constant late payment. I’ve to remind her every time rent is due. She’s been late for this whole year. Like 15 or more days late. But her yearly lease doesn’t expire until Feb 2023. Mind you she’s only paying 1250 for 3 bedroom and the area 3 bedroom is 1500-1700. Should I start an eviction process base on late rent which is recorded or wait until Feb 2023 not to renew ? Thanks

My landlord gave me 90 day notice that he won't be renewing my lease. He also didn't tell me in the beginning that it will be a one year lease because he needs the house for his family member. I always paid my rent on time. I haven't found a new place to move to. I can't move when he wants me to. How long can I stay til I find a new place?

Hello. Quick question...My apartment leasing office submitted an eviction judgment against me but cancelled it after paying for my immediately. However, there is still info in my public record that a notice was issued. How do I get that removed since it was the first and last time I went through a hardship that caused me to get to that state? How long does an eviction notice remain on one’s record in Florida?
