In a residential lease agreement, both the landlord and the tenant have rights. Both have the right to deliver notices to each other for various issues that affect the lease.

One popular question that I often receive is from tenants. They ask, can a landlord deliver a notice stating that the tenant’s lease will not be renewed? Can a landlord do that?

Tenants can also deliver notices to landlords. One common tenant notice is a notice to terminate the lease if the landlord is not making repairs. In this situation, the tenant delivers the termination notice to the landlord during the term of the lease. Once the tenant vacates the property, then the landlord will most likely sue the tenant for the balance of the rent, but not say anything about the reason why the tenant vacated.

Great Video! I believe you should also have the right to break the lease free of charge if you have noisy neighbors and the landlord does nothing about it.

A fine time to show this video, when deadbeat tenants are the abusive ones. I bet quite a few landlords during the eviction moratorium had wished their nonpaying tenants would given them notice of termination. Thanks, but no thanks, this video is an insult.

The apartment management won't renew our contract because we have been complaining about the situation with cigarette smoking smoke and marijuana smoking from the neighbors upstairs we only have one week left in the apartment

What about getting a nonrenewal due to retaliation? I complained about several issues like parking, promising upgrades and not getting them, dirty hallways, allowing 50.00 worth of meat to rot I gave to the maintenance guy who had been off ill for months etc and got a non renewal after 10 years of never being late on the rent and no violations

When people sign a lease cuz they paid to stay somewhere and have to go try to find somewhere else etc it sucks

I told owner I wanted 24 hours notice on visits he said he wouldn't bother me etc and 2 times he came over with little notice and let himself in the garage when I wasn't home

The new Good Cause Eviction laws in NY, passed in 2021, do not allow the landlord to deny the current tenant a lease renewal.
