There is a rumour that many SM trainees died / suicided in the SM building and the ghosts are the dead trainees, and the fact that in ningning's case someone was hitting a high note, and most ghosts are seen in the practice room makes it even more realistic

This is more sad than spooky. Sleep deprivation causes hallucinations, both auditory and visual, though the latter are more frequent. As for sleep paralysis, it is a common enough phenomenon and many people experience it at least one or twice in their life, but it's also a condition than can be triggered by, again, sleep deprivation/irregular sleeping patterns, stress, and anxiety, which many idols suffer from.
