This is so stupid. Of course you’re going to make more money directly investing because you’re taking on all the risk. REITs work great for people who can’t take on investments like that.

This is why financial literacy is really paramount, as much as the market can be quite unpredictable and a lot of variables have to be considered while making decisions, one still has to be aware of the basic principles that govern these things in order to avoid obvious pitfalls.

This is wrong! Because by law 90% of the profits must be distributed to shareholders.

Often times Reits to attract investors offer attractive div yields that combined with options can make an standard investor wealthy over 5 to 15 years (no tenants headache)

Nothing comes without a price. Yes they would cut their fees and rest 90% they have pay out. Same in Property if you do everything on your own then you can go mad or else you hire a property manager and he/she takes the cut...

I have positions in Prologis, Public Storage, NSA, EXR and they have been doing pretty well. Since my businesses are related to warehousing/storage industry, I am pretty confident about these investments.
These are conservative long term investments with low risks. This is not your nvidia or bitcoin. The main asset of these reits is land/buildings. Tangible stuff that won’t just disappear overnight.
I am not sure what this guy is talking about

if people had enough money they would've done that. but reit is excellent for people that don't have enough money to start investing in real property. for example ARR reit is going down after their last reverse split. so the price now is 16.60$ if you gonna buy 8000 share it will cost 132.800$ and it will give you monthly 3.200$ you can't easily find a property that will give you the same profit for that small amount of investment + it'll spare you the headache of managing and maintaining a property, and dealing with your tenants who may not pay rent in time and you'll have to run after them to get it.

i don't have property but my father does. and i've seen tenants drive him crazy, sometime he makes legal complaints to remove the tenants who avoid him so they don't pay, and they don't want to leave even if he told them to after their continuous late payment.

That’s not true at all. Investing directly is full time job. You have to maintain and repair your property, deal with tenants etc. you can easily go under water if you haven’t find new tenants in time and your property stays empty for some time. And you know what you’re going to do - you’re going to hire management company who’ll deal with your property! For a fee…

I think he's talking about how you may be holding the position long term for the dividend but we all know at times the stock price is gong to fall hard it's inevitable. You have to have the capacity and mental fortitude to withstand those times. I believe he's more worried about the growth of reits.
