Buyer agents NEVER on buyer side because at the end of the day, commission is base on the final sales price. The higher the price is, the more money they make. Why would buyer agent wants to help buyer saving money at all?

In NYC, at the closing, the attorneys write 2 separate checks - one for the seller's agent firm & one for the buyer's agent firm - the seller's agent's firm never cuts a check to a buyer's agent. It's just not done at that level.
