Apartment hunt in Melbourne, Australia with prices. Looking for a new home again because of a rent increase. Visited more than 15 places in the past 6 months and still couldn't really land on one that we really liked.

Hey guys, for anyone who may not know this in Melbourne:
Multiply the $ cost per week x 4.33 to give you your monthly rent cost.
Eg; a house listed as $500 per week would = $2165 per month, not $2000 ✌️

The sad part is that most of the places you were looking at haven't changed much since the 90s other than back then they cost around $185 - $200 per week. Worlds gone mad !!

Gonna echo what others have said and you need to up those inspection number way way up, especially with the current rental crisis situation. You can't be picky with that low numbers of inspections otherwise you'll never find a place, or lower your standards a little and offer upwards. It's not uncommon for highly sought after (which seem to be your criteria) locations to appear and disappear within a week or two, many with 20-50 prospect renters and 5-10+ applications. I was looking to either rent or buy for the past 3 months and I ultimately went to about 5-7 inspections every Saturday for 3 months straight, and sometimes even 2-3 during the work week. Luckily found a place to buy, but the process for both is the same. Shortlist your favourite two or three suburbs, rotate between them each week and target them especially hard each weekend (5-10 inspections per location), and you'll land something eventually. I would also maybe consider buying instead, given how much you're considering to pay in rental for these areas - not too far off a mortgage repayment and you get to renovate to your hearts content. Moving from Toronto to Melbourne in February and I'm blown away every time you mention there not being enough space. Coming from a city where a condo unit the size of a shoe closet is the same price, these places all looked so luxurious to me! Everything's relative of course, just glad to know my expectations are so low that I'll be pleasantly surprised.

Issues in Melbourne is that often older places have shitty insulation so it gets super cold in winter

Applying for a property below the asking price in a rental crisis is a very bold move. You would have been lucky to get it at asking price even. Most people offer $45 above the asking price to put their applications first. This is a nice video but I do think you need to take a look at the current situation and adjust your expectations.

"if the owner is willing to change the floors" 😂😂😂😂 Mate, as a natural born Aussie I spat out my beer when you said that. $450 per week and thinking any landlord here will do anything for you in order to get you in... Ya dreamin'. I pay $500pw in Townsville.. I had 3 men come up my stairs to my apartment with a machete a few months ago and when I asked for a security screen or deadbolt for the front door they threatened not to renew my lease 🤣🤣🤣

Compared to Sydney those prices seem like a bargain for getting a spacious unit close to transport, parks and beaches. Sydney would be nearly double those prices at the moment. Try South Yarra and Prahran, they have a lot of heritage-style apartments close to the park :)

As a young couple, in our late twenties my partner and I went through the same thing for 6 years. Moving from apartment to another apartment. Moving in and out is tiring, specially in Melbourne. Luckily, 2 years ago we managed to save up and buy our very first house in Essendon. Renting in AU is definitely expensive. I'd say, save up, leave cheap for a couple of years; then put in a good amount of downpayment.

damn, sydney must be bad because you wouldn't even be able to find a decent 2 bedroom for under $900 in the inner city at this point

I just can't anymore with Melbourne, you literally now exist just to pay rent. And the standard of housing vs. the price is just nose-diving, I don't really know where we'll end up in 10 years, stressful and depressing being a renter. 🤣

Oh wow, glad i'm not alone in the search either! Except i'm over here in Auckland, NZ. Melbourne looks exactly the same as here in terms of prices etc. Dire situation in my opinion

I used to live in the Brighton property you looked at that was $450 a week, about 5 years ago! Insane because they said they would change the carpet after I left, shocking they didn’t

I would never put in a lower offer... I thought you were gonna say $45 more. You didn’t look that far out of the city. I think you should consider areas like Mentone, Moorabbin, and Bentleigh.😊
