This is very dependent on what the laws in that state say. Lease can say anything but its only enforceable if its legal. My states law say you have until the 5th.

Is there a hotline to report non paying renters so other landlords can avoid them when they apply elsewhere.

What about the payment posted date and the date (usually 4-5 days late due to the portal we are using) it shows up in the account

I have it in my lease that the rent is due on the 1st and late on the 2nd. So what do you think about that? It has served me well, I might add. Thank you for all of your tips

How about if you're rental property ceiling falls in on you and your injured and have to go to the hospital you and your grandbaby are injured hurt

I receive my social security check on the 2nd Wednesday of the month, therefore every month I'm charged late fees, is that legal in Texas? It's not my fault that my check is later than the rent is due and it puts me short financially

Ummm, and then the tenant can do what's called a "Right to Cure" and guess what? The eviction process stops. 😂 But you are correct about one thing - there are LOTS of landlords (and tenants) who are ignorant of the laws & think they have the right to do some crazy things - ie. Landlords thinking that they can make a tenant leave with a day notice or change the locks or turn off water or other utilities bc of being late on rent. 😂
