THIS is how you build a Suburb Right! | Clearwater County 76

Hello everyone and welcome back to Clearwater County! In the previous episode, Chue Vang began work on his new expansion of Johnson’s Creek. He negotiated annexation with the city, platted the lands, and constructed phase one. In this episode, we’ll be working on Phase 2 of the development; however, plans have slightly changed – Chue has been negotiating with Van Buren Transit and Johnson’s Creek to bring transit to the city, which has been approved!

Because of this, we’ll focus on building a community that is more than just a bedroom community, but a full-fledged city built around bustling transit infrastructure, with a focus on active and alternative transportation. I am using a TON of assets today, which can be found in the collection below. Enjoy!

Power company guy here, they would have a mandatory spacing above railroad that would be higher than the average road crossing as specified by the rail company. The thing that stands out about the power crossing is that they would want the towers as close to in line as possible, the slight jog to the side would cause some headaches, not impossible but they would likely choose a solution that kept a straighter line.

It may be a long shot but one thing my mother loves when she visits America from Italy is how many big cities have a “little Italy” which personally I think would be amazing for a build like CWC. Maybe a place within Van Buren or in one of the smaller communities. Just a street with wall-to-wall brick buildings full of restaurants, deli’s, and Italian flags posted on the sides. Those types of places bring so much culture to areas!

I actually quite like the Road Maintenance building's looks. Three-sided glass, a little alcove with picnic tables, and even the vehicle yard doesn't have anything particularly ugly.

Story of how I watch: start video while feeding 6 month old a solid food meal watch while feeding; pause; take baby to back yard to play a bit, put baby down for nap and continue playing with dog in back yard; come back in to wake baby for another feeding; play; finish coffee brewed in morning; pause walk to wifes work place with dog and baby walk home with mom for lunch; walk her back to work; play; finish video while preparing baby for afternoon nap. Love the content CPP is my favorite content creator so calm and love the music.

This is honestly one of my favourite series on YouTube.
Something I'd really like to see in future episodes and which I think the community sorely needs to combat the ongoing housing shortage in Clearwater County is some targeted medium density redevelopment of existing centres. I think Ashland would be a great candidate for this, it has good transit connection, is close to the state capital, and is relatively low density outside of it's core.
Would also be a great opportunity to show how over Clearwater's 180 year history, their older centres such as Ashland have continued to evolve and develop (after all it's been 55 years since Ashland's successful urban renewal project). Maybe even a great chance to showcase the ease of traditional grids being pedestrianised.

( 49:20 )My neighborhood in San Francisco has some extremely tight roads like the alley ways you have implemented. By adding stop signs and crosswalks to the end of the alleys, you stop cars from making insane passes through the streets that have low visibility and it creates a safer environment overall!

I absolutely adore those waterfront assets, but I think it might be a good idea to increase the density on the next block behind it (townhomes maybe?) to have a better transition of densities, and increase public transit ridership on your local bus/commuter rail. The waterfront really reminds me of Celebration Florida's waterfront and I think emulating that effect even more would be really cool.

hey Phil, the post office has a gate in the back for the bigger trucks to access the rear loading docks, maybe use some ploppable concrete to make it look like it ahs access.

I would suggest changing the platform the train uses at Johnson’s Creek. Right now the train uses the platform opposite the parking lot and presumably main access point while the platform adjacent is left empty. It would be better to set the station up so that passengers can just walk from the entrance straight onto the train

The whole services campus & surroundings, and the lake side look absolutely amazing.

With the new stadium and sport fields that have paths in them I just found that you can add cut throughs in the middle of a big grass lawn to show a desired path (a smart one) with the gravel path! It's amazing at showing character in an area before it gets paved over, or fenced !

This appears to me (as a European who has never been to the states) as a very accurate depiction of how I imagine new developments would go down in the US. It was really interesting to watch, well done!

What baffles me though is the fact that adding a transit hub at the edge of the development which is one of the least dense places makes it transit-focused - it just seems like an afterthought. I know Americans love their cars, but given that it is a new development, why not properly implement it? Here's an idea: you could've moved the station closer to the road bridge, making it more accessible to the already existing development on the other side of the river, then continue the track to the town centre and put a second station there (this is the most important one) and then continue the line even further to the motorway. Only the station on the motorway should have a parking lot which serves two reasons: residents can park their cars there which frees up space in the town (e.g. that enormous parking lot in the middle of the multi-unit houses), allowing for smaller and more bike friendly streets and people travelling to the city centre from outside can change from their car to transit, thus avoiding traffic jams into the city. Each station should be connected by buses which serve as collectors from the neighbourhood, eliminating the need for huge parking lots in front of the station which usually reduce ridership (bonus points for smaller lot sizes and denser housing).

That way, you focus your town on transit, which is accessible by foot and bike, making it truly walkable :)
