Hey Alex. Thank you for the insightful video. I do have 2 follow up questions;

1) Using the 65-70% rule, I reversed engineered the deal and I’m finding that a good MAO would be in the $300s to have a good profit margin, estimating 15% for soft costs and carrying costs. Does that sound about right?

2) For the HML cost, how is that repaid? You pay the interest upfront then the whole loan amount upon closing?

Wow.. great in detail. But one point is missing. As a newbie how do we decide what needs to be remodeled ? What can give the value to the property.

How come we are not also subtracting the repair cost from the ARV in the MAO formula?

In step 7 you mentioned the purchase price is "440", all the cost calculations are based on that number but aren't you doing this step to actually calculate the purchase price?
