These pods (or sometimes they call them phone booths) are a standard features of “modern” offices since at least 2018. We have such in the office as well. We had them in the previous office as well. They have ventilation (with fans), but they can get pretty stinky and sweaty inside :) But they are the only solution for an open space office when people need privacy.

I did a short contract job at a company that had a couple of those "pods of silence". It actually came in handy when I needed to have an internet conference with my colleagues back home but didn't have my own office. It did a great job of blocking outside noise, but it was weird to be in there having a meeting on my laptop while people were walking by.

The building I work at is filled with those pod things. It really took off during the pandemic when everyone started having video meetings on their laptops instead of in-person meeting room meetings.

JH blocked the GST that was suggested by Keating, then when when he won PM and the balance of power in the senate he introduced it unopposed. He then pat himself on the back for the whole of his time in power for doing so.

Haven't seen one of those pods but they look cool. The trendier thing here in the 'States seems to be open floor plan, and active white noise generators masking speech. If it's done well, nearby speech intelligibility diminishes greatly (allowing conversations to feel more private), and there's no more apparent noise than your typical building HVAC. Of course, most of the ones I've seen are done wrong, and the racket from those things can be downright exhausting if you're stuck right under a ceiling emitter.

I wonder if anyone has attempted to get away with living in a unit like this. Price (translated into my currency) still seems very reasonable for the size vs a residential condo property around here, and you'd never get 3 parking spots included in residential - newer buildings would give you zero and lease you one for $230 AUD/month. Could be great if you work near by. Just not sure how the strata fees and taxes would compare.

The cone of silence also comes in handy when a disgruntled employee needs to be quietened down.
Anaesthetic gases can be administered without knocking out the rest of the office.
And $850K for what is essentially just a room is ridiculous.
The developers and real estate agents need to take a seat in the cone of silence for a while.

It wouldn't surprise me if the "tenant" currently owns the office, and they are doing a "sale and lease back" deal to free up capital for the business. It's really common to do that here in the UK.

Going to say the strata will disallow any outdoor furniture, aside from the standard plastic chair and table, so making that outdoor area useless to use. Looks like a payday loan company office, though they probably had 4 rows of cubicles for the drones who called and either sold or were demanding money.

For that money by me that would get you a nice 300 square one in an industrial park, with warehouse and office upstairs, and with a set of ablution and changing rooms, and with truck access.

The pods are becoming more common, and it is because the WEF is conditioning us to the concept. Did the pod have a bug dispenser in it?

Truth be told... having a silent room rather than open space office is a godsend for the likes of me, being on the autism spectrum with sensory issues.

As you say, 4.4% seems very low (and unattractive) for such a large outlay. I would be very surprised if you couldn't get a much better return, even today, especially if you commit to at least 4 years. The pod is where they stick the ex-WFH content creators, ho, ho.
